Based at 524 W Foothill Blvd Ste 4 on the Route 66 corridor through Glendora, we serve all of Glendora (ZIP codes 91740 and 91741) and the surrounding east SGV foothill communities. Our service area runs east-west along the Foothill Boulevard corridor from Monrovia and Arcadia in the west to San Dimas, La Verne, and Claremont at the eastern end, and extends south from the San Gabriel Mountains foothills to the 10 Freeway corridor communities of Covina, West Covina, and Pomona.

Each city and neighborhood in this area has a distinct plumbing history shaped by its construction era, water utility, and geology. The pages below give local plumbing context for each service area.

Adjacent cities served

Covina, CA

Directly west of Glendora along Foothill Boulevard, sharing the Route 66 corridor. Mix of 1950s to 1970s ranch homes and older pre-war housing near downtown on Citrus Avenue. Galvanized supply lines common in older Covina stock.

West Covina, CA

One of the larger east SGV cities with extensive 1960s and 1970s tract development south of the 10 Freeway. Aging copper pipes in 1960s homes are generating pinhole failures similar to south Glendora stock.

Azusa, CA

Borders Glendora to the west with a manufacturing history and a mix of pre-war cottages and postwar ranch homes. Water is served by Azusa Light and Water, a municipal utility with different pressure zones than Glendora.

San Dimas, CA

East of Glendora along the foothills with a mix of rural-edge properties, ranch homes, and newer hillside development. Larger lot sizes mean longer service lines and more irrigation backflow assemblies per property.

La Verne, CA

University of La Verne community with a well-preserved historic downtown. 1920s craftsman bungalows near the college and postwar development farther south share the older-pipe profile of similar-era Glendora Village stock.

Charter Oak, CA

Unincorporated LA County community between Azusa and Covina, primarily 1950s to 1970s tract single-family homes. Served by Charter Oak Water District. Older homes here frequently still carry galvanized supply systems.

Claremont, CA

College town anchoring the eastern end of the east SGV with older craftsman housing near the Claremont Colleges. Claremont Water serves the city. Downtown-adjacent neighborhoods may carry pre-war pipe systems.

Pomona, CA

Large city at the junction of the SGV and Inland Empire with a diverse housing stock from Victorian-era homes near downtown to postwar subdivisions, covering the full spectrum from galvanized to copper to PVC pipe eras.

Duarte, CA

Small foothill city best known for the City of Hope medical campus. Primarily postwar 1950s to 1970s single-family homes along Huntington Drive. California American Water serves most of the city.

Monrovia, CA

One of the more intact historic downtowns in the SGV with preservation-focused residents. 1920s to 1940s homes close to Foothill Boulevard have original or partially updated plumbing. Newer hillside development north of Foothill uses slab foundations.

Bradbury, CA

Small, affluent unincorporated community in the San Gabriel foothills east of Arcadia, primarily large custom estates on significant acreage. Pool prevalence is very high. Properties often have complex irrigation and outdoor gas line systems.

Arcadia, CA

Large SGV city with housing ranging from 1920s bungalows near the Santa Anita racetrack area to newer developments. Older Arcadia neighborhoods share the galvanized pipe profile of similar-era Glendora and Monrovia stock.

Glendora neighborhoods and sub-areas

Downtown Glendora

Historic commercial core centered on Glendora Avenue north of Foothill Boulevard. Heritage buildings, restaurant row, and mixed-use properties with older plumbing infrastructure needing commercial service and City of Glendora permit coordination.

Glendora Village

The designated historic residential district with the city's oldest housing: 1900s to 1930s craftsman bungalows and California cottage homes. Galvanized supply lines, pre-war drain systems, and no single standard foundation type.

North Glendora

Locally called "The Hills," the affluent custom home territory above Foothill Boulevard built from the 1970s onward. Pool prevalence around 30 to 40 percent. Outdoor kitchen gas lines common. Slab foundations with foothill soil movement considerations.

South Glendora

Primary 1950s to 1970s tract zone south of Foothill Boulevard. Middle-class single-family homes with a mix of slab and raised foundations. Galvanized supply lines and cast iron drain stacks reaching end of original service life.

Glendora Heights

Transitional zone between the flatland tract areas and hillside custom home developments. Mix of postwar tract construction and later custom infill, with variable foundation types and pipe materials depending on build year.

Foothill Boulevard Corridor

The Route 66 commercial arterial through Glendora from the western city limit to Glendora Village. Restaurant, retail, and office plumbing. Grease trap service and commercial water heater work are most common in this zone.

Big Tree Glendora

Neighborhood surrounding Big Tree Park at Santa Fe Avenue and Colorado Avenue, anchored by the 1880s Moreton Bay Fig tree. Residential streets with mature landscaping and the associated clay sewer lateral root intrusion risk.

Citrus Park Area

Near Centennial Heritage Park and the preserved orange grove, this area retains some of Glendora's original citrus-era infrastructure. Older irrigation lines and backflow assemblies are more common here than in newer city zones.

Finkbiner Park Area

Residential neighborhood around Finkbiner Community Park, primarily 1960s to 1980s single-family homes. Standard east SGV plumbing profile: copper supply lines approaching the end of their service life, with pinhole leaks becoming more common.

Glendora Country Club Area

Upscale residential area surrounding the Glendora Country Club. Custom and semi-custom homes from the 1970s through 2000s, with higher pool prevalence and outdoor kitchen gas line systems common in this zone.

Bonita Avenue Corridor

Mixed residential and commercial corridor along Bonita Avenue connecting central Glendora north-south. Older commercial buildings and 1950s to 1970s residential stock, with a plumbing profile typical of Glendora's mid-century construction era.

East Glendora

Eastern portion of the city near the San Dimas border. Mix of tract and newer infill development. Some utility service pockets in this zone overlap with San Dimas service area coverage depending on address.

West Glendora

Western section of the city near the Azusa and Charter Oak borders. Some addresses in this zone are served by Suburban Water Systems rather than the City of Glendora Water Department, affecting permit and utility coordination.
